
Strata Commercial Unit In 260 Jalan Besar Available For S$22mil
SINGAPORE – Knight Frank announced that a strata commercial unit within a 4-level building along 260 Jalan Besar has been launched for sale via an expression of interest (EOI) exercise with a guide price of S$22 million, which translates to S$4,511 psf based on its strata area of 4,876 sq ft, reported The Edge on Tuesday morning (13 December, SGT).
The strata commercial space consists of a ground floor and 2nd level of the building. The former is presently being used by the owner as a showroom for an office equipment shop, while the latter contains a meeting room and office space.
The strata commercial unit’s exclusive marketing agents are Knight Frank Singapore’s Senior Business Unit Head Jac Teo and Deputy Business Unit Head Chin Mei Fong.
The subject property is approved for commercial use, like retail, a showroom, or office space, with the ground level space receiving in-principle approval for food and beverage (F&B) usage and it’s connected to the 2nd level through an internal staircase.
Standing on a 5,478 sq ft site, the building at 260 Jalan Besar has an overall area of around 17,243 sq ft; its remaining levels house residential units held by various owners.
Apart from being close to the Bendemeer MRT Station on the Downtown Line and the Farrer Park MRT Station on the North-East Line, the ground floor unit enjoys a 30m frontage as it’s situated at the intersection of Plumer Road and Jalan Besar.
Knight Frank’s Teo expects the strata commercial space to register robust interest from different buyer groups. These include F&B operators seeking a space with a prominent frontage, or family offices looking for an investment property that can generate stable rental yields.
The EOI exercise for the strata commercial unit is expected to close by early-January 2023.
