Office Space At Apex @ Henderson Up For Grabs For S$18.8mil
SINGAPORE – An office space measuring 15,608 sq ft at Apex @ Henderson, a freehold industrial property intended for Business 1 use, has been launched for sale with an indicative price of $18.8 million, reported The Edge on Tuesday afternoon (4 April, SGT).
The guide price translates to around S$1,205 psf based on the aforementioned overall area. Also, the office space comprises 6 strata titles that were combined into one lot.
Huttons Asia’s Associate Senior Marketing Director Gary Chong, who is marketing the asset, disclosed that the lot has been configured as an office space designed to replicate a work environment similar to that used by search giant Google.
Apart from the office space, the lot comes with a pantry, a conference room, and rooms for senior management, as well as a reception and waiting area. Moreover, the lot is located on the 9th floor, Apex @ Henderson’s top level, which houses some of the development’s lifestyle amenities, such a gym, sauna room, and a lap pool.
Notably, the freehold development stands on a plot spanning 83,453 sq ft and the entire building has a gross floor area (GFA) of about 208,551 sq ft. The project was also finished in 2015.
The property is situated on 201 Henderson Road and is within Singapore’s Bukit Merah precinct. In addition, it is just a short walk to two MRT stations, namely Redhill and Tiong Bahru.
Furthermore, Chong revealed that the building is in excellent condition. Coupled with its strategic location in District 3, he thinks the asset is an attractive investment opportunity for both businessmen and property investors looking for superb office space.
According to caveats, the most recent deal for Apex @ Henderson happened last October, when a unit on level 9 changed hands for S$2.53 million, which works out to S$1,000 psf based on its 2,530 sq ft area. In July 2022, a unit on the 6th floor spanning 2,938 sq ft was also sold for S$2.55 million (S$868 psf).
