National Aerated Water Bldg Available For S$19mil


SINGAPORE – The National Aerated Water Building at 1177 Serangoon Road has been launched for sale via an expression of interest (EOI) exercise at an indicative price of S$18.9 million, which translates to S$2,883 psf based on its overall strata area of 6,555 sq ft, reported The Edge on Monday afternoon (16 August, SGT).

At present, the 1st floor of the two-storey conserved building is allowed for restaurant use, while the 2nd level is approved for office use. It also features a communal roof terrace that is not part of its strata area, according to marketing agent CBRE.

Located within walking distance of Potong Pasir MRT Station and Boon Keng MRT Station, the freehold commercial property offers panoramic views of Kallang River. Apart from having a prominent main road frontage measuring around 30 metres, it also has direct access to the park connectors along the said river.

Constructed in 1954, it was previously known as the National Aerated Water Factory, which produced soft drinks in the 1950s, including Kickapoo, Sinalco, and Royal Crown Cola. To this day, the property remains a national historical landmark.

Its primary building was gazetted for conservation by the government in 2017, and it has since been spruced up and integrated with JUI Residences, a 117-unit luxury condominium developed by Selangor Dredging Berhad (SDB) that has been sold out.

As the National Aerated Water Building is zoned for commercial use, overseas investors are allowed to acquire the property. There is also no need to pay a seller’s stamp duty (SSD) or an additional buyer’s stamp duty (ABSD) for the acquisition.

The EOI exercise for the National Aerated Water Building along 1177 Serangoon Road shall close at 3pm on 21 September 2021.
