LHN To Roll Out Mixed-use Project With Offices


SINGAPORE – LHN Ltd is set to unveil a mixed-use project by mid-February at 1557 Keppel Road at the fringe of Singapore’s CBD comprising 3 blocks with a total area of more than 96,299 sq ft, according to a Singapore Exchange (SGX) filing posted on Monday morning (4 January, SGT).

Of the 3 buildings, the 3-storey Block C is the project’s primary block intended for office space, said the property management services group. Each of its level measures about 24,000 sq ft, and the office premises have a high ceiling height of between 5.5 metres and 6.5 metres. Each floor also offers breath-taking 360-degree views of the city.

“The block is expected to attract commercial tenants, such as clinics, shipping companies, insurance, back-end banking, information technology, and e-commerce providers. Block C also comes with in-house dining options and a gym for tenants and workers – enabling all to work and play under one roof,” said LHN in its stock exchange filing.

The group believes that the prevalence of working from home due to the health crisis would prompt businesses to relook their office usage and consider relocation to consolidate their office spaces.

Meanwhile, the project’s remaining buildings – Block A and B – consists of serviced apartments under LHN’s Coliwoo brand. Apart from having a garden that also functions as a communal space, each posh co-living unit comes fully equipped with fridges, smart TVs, kitchenettes, microwaves, and a washer with dryer.

Located near the existing Outram Park and Tanjong Pagar MRT stations as well as the future Cantonment MRT Station that is targeted to be ready by 2025, 1557 Keppel Road represents LHN’s 2nd mixed-use project. Its first one, 10 Raeburn Park, is also being used as the group’s HQ.

The latest development is being launched amidst the growing popularity of integrated projects to maximise land usage, as reflected in the Urban Redevelopment Authority’s (URA) Draft Master Plan in 2019 for mixed commercial and residential use.

With coworking spaces, serviced apartments, dining options and recreational facilities all built within the development, tenants can work, live and play in one environment,” added LHN’s Executive Chairman, Executive Director, and Group Managing Director, Kelvin Lim.
