Guoco Midtown Showcases Office Space Concepts
SINGAPORE – GuocoLand opened last week the city-state’s first fully operational office show gallery at its 30-storey office tower at Guoco Midtown, a mixed-use development that is under construction, according to a recent press release from property developer.
Located on the level 8 of the actual office tower, the show gallery showcases the future of office space through Guoco Midtown’s five dimensions of flexibility in office leasing, namely Flex in Core, Core to Flex, Flex Connect, Flex Lifestyles, and Flex Cloud.
Flex in Core means the office component’s highly efficient floorplates provide the occupants with great flexibility to design their workspace as one suited for today’s agile workforce. Tenants can expand workstations or restack the office as the floorplate features a flexible modular design.
The Core to Flex concept allows tenants with a core office in Guoco Midtown to take up additional dedicated, fitted out swing spaces on the 8th and 9th floor. Assigning personnel within the same building facilitates inter-staff communications and teamwork, while making efficient use of shared resources like IT systems.
Under Flex Connect, lessees can take advantage of the development’s Network Hub annexe building, a purpose-built business and social club that provide additional service-upon-demand workspace and meeting facilities. Spanning 80,000 sq ft, its facilities include office spaces, tenants’ lounges, soundproof office pods for virtual meetings, tech-enabled hybrid meeting and training rooms, rooftop private dining room, and spacious conference facilities that can accommodate up to 200 people.
Flex Lifestyles mean Guoco Midtown offers an immersive work-live-play concept thanks to its plethora of recreational amenities, in addition to many retail units and garden spaces found there. In fact, The Guoco Midtown Gardens houses 30 private and public gardens with a combined area of 3.8 hectares.
On top of that, there is a 40m lap pool, jogging track, an event plaza that can be used for workouts and pavilions for entertainment. Completing the Guoco Midtown lifestyle are three retail clusters totalling 50,000 sq ft of retail and F&B offerings. Its two luxury condominiums – the 219-unit Midtown Bay and 558-unit Midtown Modern also offer companies based in Guoco Midtown an ideal housing option for expatriate staff, while workers there may wish to own or lease a unit to enjoy the convenience of living close to their workplace.
Finally, Flex Cloud means Guoco Midtown comes with a flexible IT infrastructure. For instance, office tenants there have the option to access private cloud service on-demand.
Notably, Guoco Midtown is a 3.2ha integrated project in Singapore’s Downtown Core that offers over 700,000 sq ft of premium Grade A office space. It is expected to bring an additional 10,000 office workers, residents and visitors daily into the district when it’s finished in stages from the Q4 2022.
The office tower will have an efficient, central core office floor plate of 30,000 sq ft with a generous 3.3m ceiling. The 1.8m wide floor-to-ceiling windows will allow workers to enjoy breath-taking views of Kallang Basin and Marina Bay.
